Question 1

What will my Meadows Estate home rent for?

Accepted Answer

Request a free rental appraisal and we'll provide an estimated weekly rent range based on the local Warnervale market and comparable new-build rentals.

Question 2

How do you select tenants?

Accepted Answer

We screen identity, references, rental history and affordability, and present qualified applications for your approval before a lease is signed.

Question 3

Can you lease my new build from settlement?

Accepted Answer

Yes. We inspect before settlement, confirm handover, log defects with the builder, and market early so a tenant is lined up close to handover.

Question 4

What happens during the defects period?

Accepted Answer

We track the builder's warranty, log defects and coordinate repairs under warranty where possible, so you're not paying for items the builder should fix.

Question 5

How are rents and bonds handled?

Accepted Answer

Rent is collected on schedule with arrears monitoring. Bonds are lodged and managed through NSW Rental Bonds Online in line with the Residential Tenancies Act 2010.

Question 6

What NSW compliance do you handle?

Accepted Answer

Smoke alarms, minimum standards, tenancy agreements, bonds and condition reports — all managed to current NSW requirements.

Question 7

How often are inspections?

Accepted Answer

We complete entry, routine (usually every 6 months, subject to the Act and lease terms) and exit inspections with photo reports.

Question 8

Do I get reporting?

Accepted Answer

Yes — an owner portal with rent statements, inspection reports, maintenance history and tax-ready statements.

Question 9

Can I switch from another agent?

Accepted Answer

Yes, at any time. We handle the whole handover — file transfer, bond update and tenant communication — with no gap in rent collection.

Question 10

What are your management fees?

Accepted Answer

Fees are a percentage of rent collected, plus letting and lease renewal fees. [VERIFY Coronis fee structure] — confirm current rates with Ladele.

Question 11

Who looks after maintenance?

Accepted Answer

We coordinate trades, obtain quotes, and approve repairs against your preferences and the property's budget.

Question 12

What if my tenant falls behind on rent?

We monitor arrears, follow up promptly, and follow the NSW tenancy process if formal action is needed.

Accepted Answer

We manage across the Central Coast, including Hamlyn Terrace, Woongarrah, Wadalba and Wyong.

How do I get started?
